Building Regulation Fees

The fees to accompany a Building Regulations application are set by separate legislation. 

Specified works include:

  • Construction of a new of replacement dwelling,
  • Installation of cavity wall insulation,
  • Installation of an unvented hot water system
  • Construction of a domestic porch
  • Extension to a dwelling up to 60m2
  • A loft space conversion in a dwelling for 1 or more rooms,
  • Construction of an attached garage to a dwelling (up to 60m2),
  • Construction of a detached domestic garage (up to 60m2) if not exempt*
  • Replacement of a combustion appliance (i.e. boiler, fire, stove etc.)
  • Installing a new or altering an existing heating system in a dwelling (i.e adding new radiators etc.)
  • Installation of microgeneration technology (i.e. Solar PV or water panels, wood pellet boilers, heat pumps etc.)

*Contact your local Building Regulation office for further guidance on exemption

All other works are based on an “estimated cost of works” including:

  • All works to non domestic buildings,
  • Any works not stipulated above i.e.
    • Installation of a new wood/multifuel stove in a dwelling,
    • Creating or altering a structural element (domestic or non domestic),
    • Altering a conservatory roof so that less than 75% is no longer transparent

Property Certificates Fees

The Property Certificate service is offered by Council so that solicitors and others involved in property transactions can ensure that, so far as relates to Council, no notices, charges or other proceedings are outstanding against the property. 

Apply for a Property Certificate online

A Property Certificate will also confirm the correct postal address. 

The process involves carrying out a search of Council records in a manner that has been agreed with the Law Society. 

When we receive your application, we will carry out a search of our records relevant to the property.

The fees for property searches are as follows:

  • Standard 10 year search: £90
  • Follow up on your 10 year search: £38
  • From 1973 to current day search: £122

These fees have been agreed with various stakeholders and are clearly denoted on the application form.

 Notes:

  1. Some classes of building are exempt from making an application to the council where the appropriate criteria is met e.g. some porches and conservatories
  2. Prior to 28 November 1994, Completion Certificates did not exist.
    This option provides a letter of confirmation where necessary
  3. A request to withdraw an application if it is still ‘live’, incurs a charge to cover administration costs, (NoNE is a Notice of No Effect issued for any application after 3 years if works have not started.)
  4. Provision of Specification Notes for EPC.
    This differs from application information made under a FOI request.
  5. Copy of archived drawings and particulars to A0, A1, A2, A3 and A4 as per Corporate Publication Scheme
  6. Information should only be released to the owner of the information (Applicant or current owner of the property) or with the express permission of the applicant or current owner of the property, to someone acting on their behalf
  7. The owner of the information (applicant) or with their permission, someone acting on their behalf is entitled to access any information held on their specific current/live application file.
